Case Study
Whiteley Village Outlet Centre

Whiteley Village Outlet Centre was a 60 million pounds development completed nine years ago. Early this year (2008). the management company who has suffered big loss has submitted a redevelopment plan of £100M. There are lots of reasons why such an establishment did not work out. We can definitely point our fingers to the management, the competition from nearby Gun Wharf shopping centre in Portsmouth. And the failure to attract big names would be another key factor. How about Feng Shui? Lets look at Whiteley from the Feng Shui point of view:

There are positive points about the layout/design:
1. Let's look at the form first, the Village is surrounded by slightly higher lands => so it contains Chi.
2. It is north-south oriented because it is higher at the north => most stable energy field
3. It has 4 entrances => can easily acheive the balance of Chi
4. It has towers around the site that can be land marks or power points
5. It is adjacent to Tesco which should bring in shoppers
6. There are entrance gate to mark it's boundary and welcome shoppers
7. Shops are centralised together as a coherent to keep the Chi.

However there are something crucial but is wrong in Feng Shui:
1. The four entrances are at the Birth position (Tiger, Monkey, Snake & Pig mountains). Water is going from left to right, the village is taking in Sickness water => losing money, bad mangement and even bankruptcy
2. The north entrance has been blocked, so there are not enough Chi into the Village, should open it up and let free flow of energy
3. Tesco has been disconnected from the Village by an 'uninterested' north entrance
4. The main entrance to Whiteley is from the south where the motorway is connected, the Gua is wind-heaven which is too passive for business. A passive entrance would not bring in any positive energy into the premises => a dying business. Should shife the entrance to the enxt Gua Thunder-heaven as entrance and put the exit in Shen (dragon) mountain.

Other suggestions:
1. At the east entrance, the two towers at Tesco and Frankies should be positioned at 45 degree to the entrance as two power points. It is to inbcrease the fame, awareness and reputation of the Village
2. The four entrances should use 4 related Gua:
South: Heaven-Lake 9,6
North: Earth-Mountain 1,6
East: Thunder-Fire 8,6
West: Wind-Water 2,6
That will guarantee the balance of Chi => prosperity, at one time at lease two entrances is prospering
3. As the north entrance opened up, the flow of Chi may be too fast, then put in more stalls along the north-south walk way to slow down the chi and increase the number of stores
4. The management office should move to north-east area instead of the existing north-west location because north-east is the most prosper direction now.
